J2 provided planning, final engineering, landscape, and survey services for a light industrial development incorporating two flex-office use buildings in the Quantico Corporate Center East of I-95. J2 was responsible for plan development of the site, grading, utility extensions, parking facilities, stormwater management/BMP, survey and mapping services, landscaping, and all documentation required by Stafford County and VDOT.
THE CHALLENGE
The buildings were designed to be of substantial length with no steps in the finished floor requiring a flat elevation for large areas of the site. The supporting parking and loading facilities tightly wrapped the buildings limiting slopes for pedestrian accessibility. The slope limitations, paired with significant increase in impervious area, required creative drainage design to avoid excessive puddling.
THE SOLUTION
Scuppers behind the parking lot islands were used to allow drainage to flow away from the buildings to the rear of the parking lots while minimizing the number of inlets required. Grate inlets were used in the loading area between buildings to minimize semi-truck operational impacts, but were avoided in the parking facilities to eliminate undesirable driving conditions.
