Villas at Cascades
NEW RESIDENTIAL TOWNHOMES PROVIDE INCREASED HOUSING OPTIONS AND SPARK COMMUNITY REDEVELOPMENT
The Villas at Cascades is a redevelopment project within the existing Cascades Marketplace shopping center that includes 173 stacked, urban triplex units. The 7-acre townhome community serves a two-fold purpose providing much-needed housing in a previously zoned commercial district while attracting residents to an area undergoing active redevelopment and revitalization.
THE CHALLENGE
Site constraints created by existing buildings, infrastructure, and utilities posed multiple obstacles in repurposing the 7-acre tract from commercial use to residential development.
THE SOLUTION
J2 considered the proposed building architecture on the constrained site to devise innovative solutions to a host of site-specific issues. Collaborating closely with city and fire officials, the team skillfully addressed the complexities of fire hydrant placement and connections, which were influenced by the nearby lake, and engineered a wet utility design to offset the presence of a large box culvert bisecting the property.
The team worked with multiple utility providers to relinquish existing easements, abandon prior utilities layouts, and accommodate all utilities in a new efficient design to ensure the provision of essential services to the site and maintain the integrity of the new townhome building’s location.
