Waxpool Crossing
LOUDOUN COUNTY’S FIRST ATTAINABLE MULTI-FAMILY HOUSING DESIGNED WITH GREEN IN MIND
Providing increased housing options to the area, the new community of Waxpool Crossing contains 384 multi-family units with 52 units of affordable housing. This landmark development is the first in Loudoun County to be certified by four independent green building programs.
J2 was also responsible for the design a hybrid-turbo roundabout at the intersection of Waxpool Road and Faulkner Parkway, bringing significant traffic improvement to the area.


THE CHALLENGE
In addition to providing green building and affordable housing options to the region, the project, which has multiple stakeholders and builder-clients, offers a wealth of community recreational amenities that, due to zoning, could not be relocated to other areas of the site. Navigating the jurisdictional requirements, accelerated schedule, and addressing grading and stormwater issues — particularly regarding the amenities — required innovative solutions from the J2 team.
THE SOLUTION
To preserve the location of community amenities such as parks, sports facilities, and a dog park as well as address drainage issues, J2's team graded and rebalanced the site and designed an underground stormwater management facility to manage runoff. A collaborative communication plan and extensive, ongoing management were key to meeting the project goals of multiple clients and an accelerated schedule.
